USEFUL INFORMATION

DO I HAVE TO PAY ANY FEES/DEPOSITS UP FRONT?

Once you have found a property you would like to reserve, you will need to pay a holding deposit (up to one week's rent). This comes off of the final balance and is not an additional cost.

In the event the tenant (s) subsequently decides they do not wish to proceed with the tenancy for whatever reason all monies paid will be non refundable, including fraudulent or unsatisfactory references.

Any holding monies (less admin fees) will be fully refundable should the tenant (s) be deemed unsuitable or the owner withdraws.

We then require the balance of 1 month’s rent and a 5 week damage deposit at the outset of the tenancy period in cleared funds.

WHAT HAPPENS TO MY DEPOSIT AND WHY DO I NEED TO PAY IT?

A security deposit of a minimum of 5 weeks rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

DO I HAVE TO SUPPLY REFERENCES ETC?

You will need to complete an Application Form from which we will take information include Contact details/address, Bank Statements, Employer references, Landlord & Personal references.

WHAT IS A TENANCY AGREEMENT?

It is a legally binding document between you and the landlord, applicable only to you and the property you are renting that states the amount of rent, the length of the tenancy, your rights and responsibilities

WHAT ARE MY RESPONSIBILITIES?

These should be clearly set out in your tenancy agreement, which you should read carefully before you sign. In general, tenants are required to keep the property in good condition and pay rent by the monthly due date.

HOW LONG DOES IT ALL TAKE BEFORE I CAN MOVE IN?

Aspectproperties.co.uk expect to take approximately 1 week to take up and confirm references, process payments, prepare the property & compile an inventory.

Should your needs require a faster turnaround your application can be prioritised accordingly.

HOW LONG IS A TYPICAL LET?

The standard tenancy agreement that most of you are familiar with is for a fixed term, generally twelve months. Neither party may terminate this lease prematurely unless a breach of conditions has occurred.

WHAT HAPPENS IF I WANT TO STAY ON OR LEAVE EARLY?

Tenancies are frequently renewed and we normally agree the terms for the renewal at the beginning and include them in the tenancy agreement. If you're likely to leave before the end of the original term agreed, you must negotiate break clauses to be written into the agreement. If not, you will remain responsible for the rent until the end of the term agreed, unless a new and satisfactory tenant can be found usually at your expense.

WHAT ELSE DO I HAVE TO PAY FOR?

The tenant pays the utility bills such as gas, electricity, telephone, cable TV, internet and TV licence during the course of the tenancy.

WHAT MUST I DO AT THE END OF A TENANCY?

Ensure you fulfil your obligations stated in the tenancy agreement to leave the property in the condition it was in at the start, or deductions will be made from your deposit. These will include thorough cleaning and all linen, used or not, freshly laundered. If you've moved furniture, return it to where you found it at the time of the inventory.

WHO HAS BEEN HOLDING MY DAMAGE DEPOSIT?

Aspectproperties.co.uk will have forwarded your deposit to the landlord. The Landlord is obliged to register the deposit with one of the three tenancy deposit schemes.

If Aspectproperties are managing your property then we register the deposit on the landlord’s behalf.

The deposit will be returned to you at the end of your tenancy agreement - or apportioned to the landlord if anything is missing or damaged.

HOW DO I GET MY DEPOSIT BACK?

After an inventory check and condition inspection, provided there are no missing items or damage, your deposit will be returned by your landlord shortly after you leave the property. You cannot set your deposit against any rent payment due.
